A roof light does something no window can: it brings daylight into the middle of a room rather than just along one wall. In a rear extension or a converted garage, that is usually the difference between a space that feels like part of the house and one that feels like a corridor with a window at the end.
We supply three main types. Lantern roof lights are the pitched, multi-faceted glass structures that sit proud of a flat roof and give the most dramatic result. Flat rooflights sit flush or near-flush and suit a more contemporary look. Lean-to roofs are a single sloping glazed roof, typically running off the back of the house.
All three are made in the UK to the exact size of your structural opening, with thermally broken aluminium frames and self-cleaning or solar-control glass options.
What affects the price of a roof lantern or skylight
Roof glazing is priced per project. The variables that move the number most:
- Size of the opening — the single largest factor, and it is the structural opening that matters, not the room size.
- Type — lantern, flat rooflight or lean-to. Lanterns carry the most fabrication.
- Glass specification — solar control is close to essential on south-facing roofs, and self-cleaning coatings are worth having somewhere you cannot easily reach.
- Opening vents — manual or electric, and whether you want rain sensors.
- Kerb or upstand — whether one already exists or needs building, which is usually a builder’s item rather than ours.
- Access — roof work sometimes needs scaffold or a lifting plan.

Common questions about roof lanterns and skylights
Will a roof lantern make the room too hot?
It can, on a south or west-facing roof with standard glass. Solar control glazing largely solves it by reflecting heat while still letting light through. We specify this as standard on south-facing installations rather than selling it as an upgrade after the event.
Lantern or flat rooflight?
A lantern brings in more light because it collects it from several angles, and it makes more of an architectural statement. A flat rooflight is cleaner and more contemporary, and works better where the roof is visible from an upper window. Both perform similarly thermally.
Do I need a kerb or upstand?
Yes, roof glazing sits on a raised kerb rather than directly on the roof deck. If one does not exist, your builder or roofer normally builds it to our dimensions before we install.
Can I have an opening roof light?
Yes. Manual, electric, or electric with a rain sensor that closes automatically. Useful for ventilation in a kitchen extension, though most people open it less often than they expect.
Do roof lanterns leak?
Not when installed correctly onto a properly built and weathered kerb. Most leaks people describe are failures at the kerb or roof covering rather than the glazing unit. We are clear at survey about which parts of the detail are ours and which are your roofer’s.
Do I need planning permission?
Usually not on a rear extension under permitted development, but there are height and boundary rules. Listed buildings and conservation areas are different. Building Control approval will normally be needed for the structural opening.
How do I clean it?
Self-cleaning glass coatings handle most of it with rainfall. On a lantern above a double-height space, self-cleaning glass is worth the small premium simply because reaching it otherwise is difficult.
